Roles & Responsibilities 

The Assessor is responsible for the determination of the fair market value of all real and personal property within the Town of Wrentham. The Department of Revenue requires that all property is valued at full and fair cash value so that property owner pay their fair and equitable share of the tax burden. To ensure this, all properties are valued on a yearly basis with an assessment date of January 1 of the previous year. Every five years, the Assessor must undergo a Certification Audit conducted by the Department of Revenue.

The Assessor's responsibilities include the ongoing updating of our detailed parcel database via cyclical permit and sales inspections, processing motor vehicle excise tax abatements, personal exemptions, property abatements, chapter land, preparing abutters lists, name and address changes, updating parcel maps and GIS systems on a yearly basis, providing a public access terminal and providing parcel data to those who inquire.

The Assessor DOES NOT determine the taxes paid by home owners nor does the Assessor determine the value of a vehicle for excise tax purposes. Property taxes are determined by the fiscal need of the town, as noted in the annual Town budget, divided by the total property value of the town. Vehicle values are determined by the Registry of Motor Vehicles based on the original MSRP, not the price you paid. The RMV sets the values as follows:

90% of the MSRP in the year of manufacture
60% the second year
40% the third year
25% the fourth year
10% in the fifth and remaining years of the vehicle's life.
